If you're going to mod the crap out of it, you might as well pick up a low mileage 1 year old. Use the money saved for a new engine fund. You go boosting a NA rotary, and there's always a chance of killing it. Same goes for any car really.

i personally would buy 18x9.5" +45 offset Enkei RPF1 wrapped in Falken Azenis RT-615 275/35/18 and forged lug nuts. these wheels are wider which means better traction and handling (when combined with good tires such as the ones mentioned) and quite a bit less weight which means for better acceleration, braking, gas mileage (in theory), and handling (less unsprung weight). they also look nicer (but this is subjective). there are other wheels which may be lighter and nicer looking, choose what you like. ~2500
next i would get a good set of coilovers such as Tein Flex which i feel are excellent for street and autox. there are many other good products that i havent tried, but coilovers in general id say would be a good buy for improved handling and a lowered stance. ~1500
also look into racingbrake 2-piece rotors and calipers which will drop rotational and unsprung weight, plus they look good too. go for the curved open slotted rotors. ~2000
jic full titanium exhaust for weight reduction ~1500
axialflow short shifter maybe? ~300
voodoo **** ~40
take the other $4k and do whatever lol

I actually don't own any car at the moment, unless you count the HMMV I'm rollin in! I sold my last one just before I left! I'm lookin at quite a few different cars, the 8 just happens to have made it's way to the top of my list, and I'd fully expect it to be quite a step up from what I had before(we'll just not mention that last car!).
I'm expecting to spend quite a bit of money on the appearance when I first get it(who cares how it performs if it doesn't look good) if I end up going with an 8, I just got really interested in some of the mods I can do to make it a little more fun to drive around town, I love DIY projects. I'm kind of feeding off the enthusiasm that everyone else around here has. Besides all the info I've gotten from here has given me something to do with my spare time while I research it all. i found out the hard way that me not having something productive to do in my spare time while I'm deployed leads to trouble.

Once you have driven the car for a while, you'll know whether you want to step up to coilovers/sway bars/flywheel/handling improvements that'll make your car super nimble or if you want to dig out some bucks for a FI project. Unless you do almost all the labor yourself, it would be very tough to build what a lot of people would consider a complete car 12k. Most people just dump money as they have it and try not to think about the total tag they have paid. I know I've spent a couple grand on mine and still consider it basically stock.
