I hope you mean that's your down payment If you happen to come now while the housing market is in a slump you can live in a desirable area for that money (small home) but if you wait to long you will need more money, figure on driving a distance to town or live in a less desirable area. I have lived in Vegas for 40 years and contrary to what your fellow midwest member says, the finest restaurants and the best chiefs have invested here due to the tourism. Now the favorites for junk food may not be here but you will find we have good ones here also you just gotta know where to look. Don't know what you do for a living but if you post it I'll try to let you know what the market for your skills is. If you have a gambling problem or a drinking problem it may be best to stay away as it's available 24/7 here and has become a big problem for new arrivals.

Your too young to know, Green Valley was a toxic waist dump. There were studies done and about 30 years ago it was declared unlivable. Since that time a politically connected family had the land taken off the declared list, and developed it. Your most likely living on contaminated ground and don't know it. Now that's the area normally considered "Green Valley" area of Henderson. There are a lot of places in Hooterville (Henderson) that are nice but not Green Valley.
Craigslist is not a good place to look for anything in Vegas. There is so much "scamming" going on with the list that it's almost useless. Normally $200,000 would not be in a desirable area, and salaries are not as high as the midwest and east but you need to know that there are no state income taxes and property taxes are about 1/4 of what you now pay.

Me and Kristal are looking at houses, there are some that are nice and perfect for us, right by where we live, theyre going for 220k but i think we could offer them 200 cus the market is so low right now

Yes you should also get the seller to pick up the points, closing costs and doc fees. Use caution on your loan docs and type of loan. Should be able to go conventional with 10%. Get your own agent to help you and not the sellers agent. I have some nice houses for sale but not in that range. I figure this slow period will stay up at least untill the election and then depending on who is elected will get worse or better.
