off topic, did we ever figure out which is better to adjust, the principal or the percentage on a mortgage, has anyone actually had any luck with out negatively effecting your credit?

Xrider, do the honda forums not give you much help with your car?

Principal vs Percentage depends on the amount of the drop.
Much easier to get a bank to adjust the percentage than the principal.
In the long run, percentage is usually better. But, you have to figure out what you would pay in 30years to decide.

There is probably a 99.99% chance that no bank will help you until you miss payments and affect your credit.
Why would they lower anything if you're making payments on time?

Many people call and threaten to stop paying, but the banks know most people won't risk affecting their credit score.
We could not get any help from the bank for many months. We stopped paying, and they jumped all over helping us.

They had us fill out paperwork to show what we make, and what we can afford.
On paper, we can't afford our house. There are certain "arrangements" that actually make it really affordable,
but on paper, and as far as the bank can see, we can't afford it.
(I won't disclose those circumstances on here in case my mortgage company checks this thread )

Anyways, they decided to give us a trial payment (3-months) at a greatly reduced price.
If we can pay that on time, then we will have shown that we can afford their proposed amount.
Then they use that amount to determine our new interest rate to keep the payments at that level.
We're looking at about a 30% reduction in our monthly mortgage.

So, yes, I'll gladly take a couple dings on my credit to save a huge chunk on my mortgage.
Besides, w/ the extra money we'll have, everything else gets paid off quickly, and the only debt we'll have is the house.

FYI - I learned this from our resident bank dude. I was fighting for a principal reduction until I talked to him.
You can use a online mortgage calculator to find out what you'll pay over 30 years.
Then you can adjust % or principal to see different results. Keep in mind, your income has justify them adjusting your loan.
Just because your house is upside down, doesn't mean they'll adjust it. If you can afford it, you're probably stuck.

no they don't. the one i'm signed up at, and a few of the others i've found through google tend to be more rice-rocket oriented and flame and/or don't help anybody who is not of that particular type of group.

when i previously asked about wheels there, they were like "wheels that are larger than stock are 'questionable' at best" they were saying the same kind of crap when i was asking about what kind of shock/strut combo i should use when i was getting ready to get my car lowered.

^ does he live near by cesar? because that would be the second Gerrado in that color. the other one i think lives in the Rancho Cucamonga part of Hunter ridge (west of us).

FYI, on a episode of Tog gear they were talking about the new ZONDA, and how they created a new materal... Carbo-Tanium! Awesomness!

Close - Alta Loma area.
So technically, it's Rancho, but don't tell people in Alta Loma that.

seriously, what is it that you people do for a living that can afford, what to me at least, seems like everything?

what did you guys go to school for?

i know loren is an architect, and jorge is some banker dude pretty high up (or at least was before IndyMac was bought out), keith is a psychologist for children at a school in LA County, and michael works for a place that sells paint. but, what about everybody else? besides finishing up school, which is still in progress (expected graduation is fall 2010), what can i do to get myself ahead now in terms of experience and/or pay now to get me even further ahead after i graduate?

i'm not happy where i work at now. i went from a PC technician to a paper pusher and grunt laborer with my hours having been cut. i've put my resume on monster and careerbuilder, and i'm also browsing craigs list from time to time as well to go somewhere new with the same pay (hourly) and more hours (full time instead of part time) where i can use my current skillset in IT and gain new knowledge.

pick something you ike to do and then hold out for the economy to pick back up. i guess you are kind of luckly that you are still in school or at least have a job as apposed to some others.

i got the job where i'm at now because it was something i liked. but over the last year, on top of cutting my hours (from 35hrs./wk to 20hrs./wk) the company has also changed my roles from IT to paper pusher and grunt labor. thus, i'm not happy there anymore.

and anybody can go back to school. but if you have a family, it's a little bit more difficult and i understand that. but school schedules are fairly flexible and some employers are flexible as well when a person is going to school.

i graduated with a b.a. in economics/ business from ucla... studied guitar performance at MI and then joined the workforce doing financial accounting before settling into IT doing mainly windows server support. but, after 11+ years, i'm pretty burned out on this. the stress that goes along with the 24/7 **** eventually catches up. the pay is decent, but comes with a price tag. honestly, i'd be a hella lot happier in life doing something music-related and making slightly less $... what's the use in having $ to buy guitars & toys when u have no energy or time left to enjoy them?

u should look for an IT internship through monster.com, dice.com, and linkedin.com while u r still in school. cuz, once u graduate, ur just another "job seeker." but, while u r in school, u have many options... just my 0.02...
